Several things can affect the cost of replacing a roof. The first is your roof’s size, measured in square feet. The larger your roof, the more materials and labor will be required, thus increasing the cost.

Another factor affecting price is the material you choose. As mentioned above, asphalt shingles are the least expensive options, while slate is the most expensive.

These two facts are of the “no kidding!” variety. Another factor is – interestingly – your existing roofing material: if using the same type, your cost could be lower because the roofer may not have to replace all of the material now on your roof. 

Switch from asphalt to slate, for example, and the cost will be higher because your roofing contractor will need to remove everything from the roof and start from scratch.

Some parts of your roof may need to be repaired before a new roof can go on. If there’s damage to the roof deck or other parts, they will need to be completed before a roof installation can begin.

Finally, look for water damage: if you see water stains on your ceiling or walls, it could indicate that your roof is leaking and needs to be repaired or replaced.
