Your roof arguably is the most important aspect of your home. It protects your family and the things you own while also ensuring your family’s comfort.
Roofs, like all of us, age, of course, and there may come a time when the roof needs to be replaced over the years. Whether old or damaged, a roof replacement is one of the most important – and expensive – repairs you may ever make.
How much is the cost of replacing your roof in Michigan? Look below for an overview of the factors that can affect the price.
Types of roofing materials
Most homes have roofs made up of asphalt shingles. Yet you also could choose slate roofing and even a metal roof.
Asphalt shingles are the least expensive; they’re also easy to install. They don’t last as long as other types of shingles (they can last between 15 and 30 years), but they do tend to be the most popular of roofing materials due to their lower cost.
Slate roofing is more expensive but also more durable – slate shingles can last up to 100 years, so long as they’re properly maintained.
Metal roofing is becoming increasingly popular due to its efficiency and durability. It’s also a good choice due to its various styles and colors.
Factors that Affect the Cost of Roof Replacement
Several things can affect the cost of replacing a roof. The first is your roof’s size, measured in square feet. The larger your roof, the more materials and labor will be required, thus increasing the cost.
Another factor affecting price is the material you choose. As mentioned above, asphalt shingles are the least expensive options, while slate is the most expensive.
These two facts are of the “no kidding!” variety. Another factor is – interestingly – your existing roofing material: if using the same type, your cost could be lower because the roofer may not have to replace all of the material now on your roof.
Switch from asphalt to slate, for example, and the cost will be higher because your roofing contractor will need to remove everything from the roof and start from scratch.
Roof repairs also can factor in the cost
Some parts of your roof may need to be repaired before a new roof can go on. If there’s damage to the roof deck or other parts, they will need to be completed before a roof installation can begin.
Labor costs are a big part of roof replacement
Installing a new roof is labor-intensive. In addition, the cost of that labor can vary, depending on how complex your job is as well as the contractor you choose.
Let’s get to the meat of your question: how much does it cost to replace a roof in Michigan!
The average roof replacement cost in Michigan ranges between $10,000 and $25,000 for a 2,000 square-foot-roof.
Times to replace your roof
Here’s what to look for to see if this is now the time to replace the roof:
How old is the roof? As mentioned above, most asphalt shingled roofs – and that’s most roofs – need to be replaced every 15-30 years. If it’s more than 20 years old, it may be wise to have it inspected.
Another sign is damage to the shingles. If you notice cracked or missing of curling shingles, it’s a sign that you may want to consider a roof replacement.
Finally, look for water damage: if you see water stains on your ceiling or walls, it could indicate that your roof is leaking and needs to be repaired or replaced.
Getting an accurate roof replacement cost estimate
It’s best to contact a roofing company for a free estimate. Once the roofer has arrived for inspection, he/she will measure the size of your roof, its existing roofing material and any repairs that may be necessary before replacing the roof. The contractor will also provide you with a detailed breakdown of costs.
(Note: if the roofer doesn’t provide this breakdown of costs, find another roofing contractor!)
