- Condensation on the inside of the glass in winter. This is often about indoor humidity rather than the window itself, although cold glass on older windows makes it worse. We will tell you which one you are dealing with.
- Sashes that will not stay up, lock, or slide. Worn balances and warped vinyl or aluminum frames are common on older units.
- Drafts you can feel with your hand along the sash or around the trim.
- Soft or stained wood on sills and interior trim, a sign water has been getting in.
- Rattling and street noise. Loose, single-pane or early double-pane windows let a lot of sound through, which you notice on busier roads like Hall Road, Gratiot or Garfield.
The Two Ways We Install Replacement Windows
Insert installation
For most homes with frames that are still solid, we use insert windows. We remove the old sashes and hardware, leave the existing frame and trim in place, and fit a custom-sized window inside it. The interior walls, drywall returns and exterior brick are not disturbed, and a typical house can be done quickly.
Full-frame installation
When a frame is rotted, badly out of square, or has been leaking into the wall, an insert only hides the problem. Full-frame replacement removes everything down to the rough opening so we can repair framing, flash the opening and insulate around the new window. It is more work and costs more, and we only recommend it where the opening needs it.
For homes built before 1978, removing old windows can disturb lead paint on sills and trim. EPA rules require lead-safe work practices in those homes, and we set up for that before any window comes out.
Window Styles We Install in Clinton Township

A horizontal slider is simple and durable, and it fits wide openings in ranch homes, condos and basements where a double-hung would look out of proportion.
Bay and bow
Bay and bow windows project out from the wall and bring in light from several angles. They are a common upgrade for a living room picture window, and they add a small amount of usable space at the sill.
Picture and awning
Picture windows are fixed and do not open, which keeps them tight. Awning windows hinge at the top, so they can stay cracked open for ventilation during light rain.
Energy Efficiency That Makes Sense in Macomb County
Winter heating is where windows earn their keep here. When comparing quotes, find the NFRC label and look at the U-factor, which measures heat loss; lower is better. Michigan is in ENERGY STAR’s Northern climate zone, and under Version 7.0 the maximum U-factor for windows in that zone is 0.22. Low-E coatings and insulated, gas-filled glass are how modern windows reach those numbers, and triple-pane glass is worth asking about if you want to go further.
A great window installed poorly still leaks. The gap between the window and the opening has to be insulated and sealed, and the exterior has to be capped and caulked so water sheds away. That part of the job is invisible once the trim is on, so ask every contractor how they handle it.
Condos and Associations
