When a Newer House Needs New Windows

Macomb Township does not look like a place full of worn-out windows. It is one of the fastest-growing communities in Michigan: the population rose about 48 percent between 2000 and 2008 alone, reached 79,580 in 2010 and 91,663 in 2020, making it the most populous civil township in the state. Most of the homes built during that boom are still young by Michigan standards.

But windows age faster than houses. A home finished in the early 2000s now has windows that are more than twenty years old, and many of them were builder-grade units chosen for price when the subdivision went up. That is a common reason a Macomb Township house needs windows sooner than expected, and it is why this page focuses on failures specific to newer vinyl windows rather than on century-old wood sashes.

Five Signs Your Builder-Grade Windows Are Failing

1. Foggy or hazy glass you cannot clean

Insulated windows are two or more panes sealed around the edges, usually with an insulating gas between them. When that seal fails, moist air gets in and leaves a haze or droplets between the panes. Cleaning does not help, and the insulating gas is gone.

2. Sashes that stick, drop or will not lock

Double-hung windows rely on balances in the side jambs to hold the sash up. When those wear out, sashes slam down or refuse to stay open. Lower-cost vinyl frames can also bow slightly over time, which makes locks hard to line up.

3. Drafts at the meeting rail or along sliders

The spot where two sashes meet, and the track of a horizontal slider, are the weakest seals on many windows. If you feel cold air there in January, the weatherstripping has compressed or the frame has moved.

4. Condensation and frost on the inside

Some winter condensation is caused by high indoor humidity, especially in tight newer houses. But if one or two windows are consistently much wetter or frostier than the rest, the glass or frame may not be insulating the way it should.

5. Chalky, discolored or cracked vinyl

Sun-facing windows take the most ultraviolet exposure. Lower-grade vinyl can chalk, discolor or crack at the corners.

Why Insert Installation Usually Fits These Homes

Newer homes generally have sound, square framing and wall openings that were flashed when the house was built. That usually makes them good candidates for insert replacement: we remove the old sashes and interior stops, set a custom-built window inside the existing frame, then insulate, seal and trim it. Interior drywall and exterior siding are not disturbed.

We do not assume, though. If we see water staining below a window, soft drywall, or siding that has pulled away around an opening, we investigate. A leak that started when the house was built will not be fixed by an insert, and in that case we will recommend a full-frame replacement for that opening so the flashing can be corrected.

Homeowners Associations and Matching Your Street

If your subdivision has a homeowners association, it may have rules about what can change on the outside of a house. Before ordering, check your association documents or ask your board whether they regulate:

  • Exterior window color
  • Grid (grille) patterns on front-facing windows
  • Changing a window style, such as a slider to a casement
  • Adding or enlarging a bay or bow window

My house is only 20 years old. Why are my windows failing?

Windows wear faster than the rest of the house. Seals on insulated glass, balances and weatherstripping all have limited lifespans, and builder-grade units are often the first to go.

Can you replace only the windows with foggy glass?

We signed a contract with Rock Solid Exterior to replace our siding that blew off in a storm. The previous siding was fairly new, but the previous homeowner hired a “friend” to install it, and it was not properly installed. Rock took the house down to studs, installed OSB, vapor barrier and Royal Celect cellular PVC siding, and it turned out exceptional! I have to admit that I went into the project with some anxiety based on mixed reviews online, but our crew leader Joe was fantastic, and his team worked like a well-oiled machine. They had a high attention to detail, and tolerated my requests for cosmetic perfection, even redoing work they rightly could have said was functionally good. We screwed up and had them do the siding first and then decided we wanted the facia and soffit replaced too, which also caused rework that wasn’t their fault. Through it all, they were pleasant and professional. I know I have high standards and might be unreasonable to do construction projects for, but these guys really delivered. Areas of opportunity – I did have to chase the scheduler more than I wanted to, but when they came, they were in full force!
