A wet basement is rarely a mystery once you know where to look. Water gets in through a limited number of paths: over the top of the foundation, through cracks and joints, through the walls under pressure from saturated soil, or up through the floor. The right fix depends entirely on which of those is happening at your house. That is why the first step is finding the source, not picking a product.

Start Here: Where Is the Water Coming From?
Before anyone quotes a system, note when and where the water shows up. It narrows things down quickly.

Clay soil, common across Macomb and eastern Oakland County, drains slowly. After heavy rain or a spring thaw, soil against a foundation can stay saturated for days, putting steady pressure on basement walls and floors.
Check These Before Anything Else
Many wet basements improve a lot with simple outside fixes. Check them first, whoever you hire:
- Downspouts. They should discharge several feet from the foundation, not at the corner of the house.
- Grading. Soil should slope away from the house. Settled backfill often creates a trough right against the foundation.
- Flatwork that slopes the wrong way. A sunken patio, walk or driveway that tips toward the house sends water straight to the wall. Replacing it with correct slope can solve the problem. See patios and walkways.
- Window wells that are clogged or missing drainage.
Waterproofing Methods and When Each Fits
Exterior waterproofing
The soil around the foundation is excavated so the outside of the wall is exposed. A waterproof barrier is applied to the exterior walls, and exterior drainage is installed to carry water away from the foundation. It stops water before it reaches the wall, making it the most thorough approach, and also the most disruptive and expensive, since landscaping, walks and patios near the house are in the way.
Interior waterproofing and drainage
When excavating outside is not practical, water can be managed from inside. Interior drainage collects water that enters at the wall and floor joint and directs it to a sump pump, which pumps it out and away. Sealants can be applied to interior walls and floors to reduce dampness. Interior systems do not stop water from reaching the wall; they control it once it does, which is often all that is needed.
Crack repair
Cracks in poured foundation walls and floors are common entry points. Sealing a leaking crack with materials made for foundations can solve the problem when that crack is the only source. Cracks that are wide, growing, or have one side pushed in or out are a different matter, and they should be looked at for structural movement before being sealed.
French drains and yard drainage
A French drain is a gravel-filled trench with a perforated pipe that collects water in the soil and carries it away. Used around a foundation or across a yard where water collects, it lowers the amount of water that reaches the basement in the first place.
Sump pumps
A sump pump is the outlet for most drainage systems. The pit, pump capacity and discharge location all matter. A pump that discharges right next to the house just sends the water back around.

- Permits and utilities. Our crews pull city permits where required, and utilities are marked through MISS DIG before any excavation.
- The work. Excavation and exterior work, or interior drainage and pump work, or targeted repairs, as agreed.
- Restoration and walkthrough. Disturbed areas are backfilled or patched and cleaned up, and we go over the finished work with you.
What Basement Waterproofing Typically Costs
A 2026 Southeast Michigan cost guide lists these typical ranges: interior drainage systems $5,000 to $12,000 (about $60 to $120 per linear foot), exterior waterproofing $10,000 to $25,000 or more (about $150 to $300+ per linear foot), crack injection $600 to $1,200 per repair, and sump pump installation $1,500 to $4,500. Basement Waterproofing FAQ
Is exterior or interior waterproofing better?
Exterior waterproofing stops water before it reaches the wall. Interior drainage manages water after it reaches the wall and costs less, with less disruption to the yard. The right choice depends on the source of the water, the site and your budget.
Will painting the walls with waterproof paint fix it?
Coatings can help with minor dampness, but they will not hold back water under pressure from saturated soil. If there is standing water, the cause needs to be addressed.
Is a musty smell always a leak?
Not always. Humid summer air condensing on cool walls causes dampness without any leak. Tape a square of plastic to the wall for a couple of days: moisture on the room side points to condensation, on the wall side to seepage.
Should I fix the water before finishing my basement?
Yes. Drywall and carpet over a damp wall lead to mold and hide problems until they are expensive. Fix the water first.
Are foundation cracks a structural problem?
Most thin, vertical shrinkage cracks in poured walls are not. Horizontal cracks, stair-step cracks in block walls, or walls that bow inward are signs of pressure and movement and need a structural evaluation.
