A new roof is one of the biggest checks most homeowners ever write for their house, and you only want to do it once. Do You Need a Full Roof Replacement or a Repair?
Not every leak means a new roof. During a free inspection we look at the whole roof system, not just the spot that is dripping, and tell you plainly which way we would go if it were our house. These are the signs that usually point toward replacement:
- Age. Asphalt shingle roofs in our area typically start showing their age after about 20 to 25 years. Once a roof is in that range, spending money on repeated repairs often makes less sense.
- Widespread shingle wear. Curling, cracking, heavy granule loss (look in your gutters and downspout splash areas), or bald patches across large sections of the roof.
- Leaks in more than one place, or leaks that come back after they have been repaired.
- Soft or sagging roof deck. Spongy spots when walked on, or a visible dip in the roofline, usually mean the wood decking underneath has taken on water.
- Daylight or water stains in the attic. Stained roof boards, wet insulation or daylight around nail holes are all worth a closer look.
- Repeated ice dams. Ice building up at the eaves every winter often points to ventilation or insulation problems that are best fixed at the same time as a new roof.
- Multiple layers already on the house. If a second layer of shingles was installed over the first years ago, there is little room left for patching.
Repair is usually the right call when the roof is younger, the damage is limited to one area (a few blown-off shingles, a failed pipe boot, a flashing problem), and the deck underneath is sound. Our Roof Replacement Process
1. Free in-home inspection and estimate
We inspect the roof surface, flashing, vents, roof edges and the attic when we can get to it. You get a written estimate that spells out the materials and the scope of work, and we walk you through it in person. There is no charge and no obligation.
2. Choosing materials and colors
We help you compare shingle lines and colors from GAF and Owens Corning, or metal roofing if you are considering it. We will tell you honestly what we would pick for your house and budget, and what manufacturer warranty options come with each system.
3. Permits and scheduling
We pull the permits your city or township requires and schedule your install. Materials are delivered ahead of time, and we let you know what to expect on the day.
4. Tear-off and deck inspection
The old shingles and underlayment come off down to the wood deck. This is the only point where the decking can be fully checked. Any rotted or damaged boards are shown to you and replaced before anything new goes on, so the new roof is not fastened to wet wood.
5. Installing the new roof system
A quality roof is a system, not just shingles. Depending on the manufacturer system you choose, that typically includes:
- Ice and water barrier at the eaves and in valleys, where Michigan ice dams and runoff cause the most trouble
- Synthetic underlayment over the rest of the deck
- Drip edge along the roof edges
- Starter strips, field shingles, and hip and ridge caps from the same manufacturer
- New flashing at walls, skylights and other roof penetrations, plus new pipe boots
- Balanced intake and exhaust ventilation (see roof ventilation)
6. Cleanup and final walkthrough
We clean up the old roofing, debris and nails from your yard and driveway, and walk through the finished job with you. You get your warranty paperwork for the system that was installed.
What Affects the Cost of a New Roof in Michigan
Every roof is priced after we measure and inspect it, but it helps to know what moves the number. For planning purposes, published 2026 pricing guides for Southeast Michigan put a typical asphalt shingle roof replacement at roughly $9,500 to $19,000, or about $5.50 to $8.00 per square foot installed for architectural shingles, with metal roofing running higher. These are typical published ranges, not a Rock Solid quote; your estimate is based on your roof.
The biggest factors are:
- Roof size. Roofs are measured in “squares” (100 square feet of roof surface), which is usually more than the floor area of the house.
- Pitch and complexity. Steep roofs, dormers, valleys, skylights and multiple levels take more labor, safety equipment and material.
- Number of layers to remove. Each extra layer of old shingles adds tear-off and disposal cost.
- Decking condition. Rotted boards found during tear-off have to be replaced. We explain how any deck replacement is priced before work starts.
- Material choice. Architectural shingles, designer shingles and metal roofing are priced differently.
- Ventilation and flashing work. Adding intake or exhaust vents, or rebuilding flashing, adds to the scope but protects the new roof.
- Access. Tight lots, detached garages and landscaping that needs protecting can affect labor.

Roofing Materials for Michigan Homes
Architectural asphalt shingles
The most common choice in Macomb and Oakland County. Architectural (dimensional) shingles are thicker than old 3-tab shingles, have better wind ratings, and give the roof more depth and shadow. We install GAF and Owens Corning shingle systems. Learn more on our asphalt shingles page.
Metal roofing
Metal costs more up front but sheds snow well and is long-lasting when installed correctly. Options include standing seam panels and metal shingles that look like traditional roofing. See metal roofing for the details.
Ventilation and insulation
Many roof problems in Michigan, including ice dams and shingles that age early, start in the attic. Replacement is the best time to correct ventilation. We also offer attic insulation.

Roof Replacement FAQ
How long does a roof replacement take?
Many single-family homes are completed in one to two working days once the job starts. Larger or steeper roofs, homes with a lot of deck repair, and bad weather can add time. We give you an expected schedule with your estimate.
Can you put new shingles over my old roof?
We recommend a full tear-off. It is the only way to inspect and repair the deck, install ice and water barrier properly, and meet manufacturer requirements for the strongest warranty options.
Do I need to be home during the installation?
No, but we ask that you move cars out of the driveway, take fragile items off walls on the top floor, and keep pets inside. We will go over the day’s plan with you before we start.
What is the best time of year to replace a roof in Michigan?
Spring through fall is ideal because shingles seal best in warmer weather. We do install in cooler months when conditions allow. If your roof is leaking, it is better not to wait for the “perfect” season.
Will my homeowners insurance pay for a new roof?
Insurance generally covers sudden damage such as wind or hail, not normal aging. If you think a storm caused the damage, we document the damage and meet your adjuster. Your insurance company makes the final decision on what your policy covers.
