Replacement Windows for Troy’s Established Neighborhoods
Troy is the largest community in Oakland County, with 87,294 residents in the 2020 census. It was organized as a township in 1827 and incorporated as a city in 1955, and then it grew quickly: from 19,402 people in 1960 to 67,102 in 1980. A city that more than triples in twenty years builds a lot of houses in a short span, and many homes from that era are now on their second set of windows, or still on their first.
Troy is known for Big Beaver Road, the Somerset Collection and the Troy Historic Village, but most of the city is residential streets. Larger homes tend to have a lot of windows, and that changes the conversation from “which window” to “how do we plan and budget a project this size.” That is what this page is about.
Rock Solid Exteriors is based in Clinton Township and serves Troy and the rest of northeast Oakland County.
Counting Windows Before You Count Dollars
Walk around a two-story colonial and count the openings. Between bedrooms, a living room picture window, a kitchen, a family room, bathrooms, a basement and maybe a bay, it is easy to reach twenty or more. That makes a few decisions worth thinking through early.
Whole house at once
Replacing everything in one project gives you consistent color, grids and sightlines throughout, one installation schedule and one round of cleanup. It is usually the most efficient approach per window.
Phased replacement
If the budget does not allow the whole house at once, a phased plan works. Start with the windows that are failing or cost you the most comfort: cold bedrooms, a drafty family room, or windows with fogged glass. When you phase, keep a record of the exact product, color and grid details so later windows match the first ones, and we will do the same.
Financing
Some homeowners split the difference with financing on approved credit, which lets the whole house be done at once while spreading out the cost.
Common Window Issues in Homes From the 1960s to 1980s
- Original aluminum or early vinyl sliders with worn tracks and poor seals.
- Wood double-hungs with peeling paint, rotted sills and loose glazing.
- Fogged insulated glass in windows replaced decades ago.
- Large picture windows that make living rooms cold in winter.
- Painted surfaces from before 1978, which require EPA lead-safe work practices when disturbed during removal.
Choosing Styles and Finishes
We install vinyl replacement windows from MI Windows and Doors. Their lineup covers double-hung, single-hung, casement, awning, horizontal slider, picture and specialty windows, including bays and bows, and they offer multiple exterior and interior color finishes, including wood-grain looks. We also install ProVia windows, so you can compare options from both manufacturers at the estimate.
Double-hung for colonials
The classic front of a colonial is a row of double-hung windows. Replacements with tilt-in sashes make second-floor cleaning simple, and grids can match the pattern your home had originally.
Casement and awning for kitchens and baths
A casement over the kitchen sink is easier to reach than a double-hung. Awning windows hinge at the top, which makes them useful in bathrooms and basements for ventilation in light rain.
Picture windows and bay or bow units
Living room and family room walls are where a big fixed picture window, or a bay or bow window, adds the most light. Picture windows are also the most airtight option because they do not open.
Color
A darker exterior color is one way to update an older home, especially alongside new siding or trim. We will talk through how color affects the look of the whole elevation before you commit.
One homeowner who replaced a single large window described working with our salesperson:
Worked with salesperson, Bryan, on the replacement of a large picture window. He was very professional, timely and provided me a product within my budget.

Insert or Full-Frame
When the existing frame is sound, we use an insert installation. The old sashes come out, the frame and interior trim stay, and the new custom-sized window is set, insulated and sealed inside the opening. Brick and siding are not disturbed.
When a frame is rotted, leaking or badly out of square, we recommend full-frame replacement for that opening. We remove the window to the rough framing, repair what needs it, flash the opening and install the new window. It costs more and takes longer, but it is the right fix where water has been getting in. We make that call opening by opening, not for the whole house.
Energy Performance
For heating-dominated Michigan, the U-factor on the NFRC label is the number to watch. It measures heat loss, so lower is better. Michigan is in ENERGY STAR’s Northern climate zone, and under Version 7.0 windows there must have a U-factor of 0.22 or lower. Ask any contractor to show you the label values for the exact window they are quoting.
The label only describes the window, though. How it performs in your wall depends on the installation: the gap between the new frame and the old opening has to be insulated and sealed, and the exterior has to be capped or caulked so water runs off. Those steps disappear behind trim once the job is done, which is exactly why they are worth asking about before you sign.
A Crew That Finishes the Job
A larger house means a longer installation, and the crew matters. As one customer put it:
The crew was great, completing a difficult job in one day. Good job on cleaning up. We love our new windows!

It is usually the most efficient approach and keeps everything consistent, but a phased plan works too. Start with the windows that are failing or costing you the most comfort.
Will phased windows match?
They can, if the details are recorded. Note the product, color and grid pattern from the first phase so later windows match.
Can I get colored vinyl windows?
Yes. MI Windows and Doors offers multiple exterior and interior color finishes, including wood-grain looks.
Do you replace single windows in Troy?
Yes. Call and tell us what you need, whether it is one picture window or the whole house.
