Warren’s population roughly doubled between 1940 and 1950, doubled again by 1960 and reached 179,260 by 1970, driven by plants like Chrysler’s truck assembly plant, the Detroit Arsenal Tank Plant and the General Motors Technical Center. For a roofer, that means a lot of modest ranches and bungalows with simple gable or hip roofs, plus the add-ons that came later: enclosed porches, rear family rooms, breezeways and detached garages. Those later pieces often have lower slopes and their own flashing where they tie into the original house, and that is where leaks commonly start.

Old layers and tired decking

On houses this age, it is common to find that a past re-roof was installed right over the original shingles. Extra layers add weight, hide rotted sheathing and make it hard to install new flashing correctly. That is why we recommend tearing off down to the deck, so damaged boards can be replaced and the new shingles go onto a clean, flat surface.

Ventilation, insulation and ice dams

Many Warren bungalows and ranches were built with minimal attic vents, and insulation has often been added unevenly over the years. In a Michigan winter, that combination melts snow from underneath and refreezes it at the gutters, forming ice dams that force water under the shingles. On homes that age, the most common surprises are more than one layer of old shingles, sheathing boards that have dried out or rotted near the eaves, and very little attic ventilation.
