Houses from the 1960s through the 1990s

Clinton Township’s 2019 Master Plan, drawing on SEMCOG and census survey data, shows that about 16,300 housing units were built from 1960 to 1979 and about 16,400 from 1980 to 1999. Construction peaked during those decades, and the township is now home to more than 100,000 people, the most of any township in Michigan.

That timeline tells us a lot before we even arrive. Homes from the 1960s and 1970s can still have aluminum siding that has chalked, dented and faded, or a first round of vinyl that was installed over it years later. Houses from the 1980s and 1990s frequently have early builder-grade vinyl that has grown brittle, lost its color on the sunny side and pulled loose along the top edge. Cold makes vinyl less flexible, so a stray baseball, snowblower chute or ice falling from the roof can crack older panels in January. Strong summer storms can also unzip loose courses of siding, especially on the windward side of a house. Thicker vinyl, proper nailing and fiber cement or metal in high-impact areas all help.

My Clinton Township house still has its original aluminum siding. Can you put vinyl or Hardie right over it?

In most cases, removing old aluminum or worn vinyl is the better approach than covering it. Do you replace soffit, fascia and gutters with the siding?

Yes, and it often makes sense to. Soffit and fascia sit right where the siding meets the roofline, and doing them together gives you matching trim and one clean finish. We also install seamless gutters.

How far in advance should I schedule a siding project?

We signed a contract with Rock Solid Exterior to replace our siding that blew off in a storm. The previous siding was fairly new, but the previous homeowner hired a “friend” to install it, and it was not properly installed. Rock took the house down to studs, installed OSB, vapor barrier and Royal Celect cellular PVC siding, and it turned out exceptional! I have to admit that I went into the project with some anxiety based on mixed reviews online, but our crew leader Joe was fantastic, and his team worked like a well-oiled machine. They had a high attention to detail, and tolerated my requests for cosmetic perfection, even redoing work they rightly could have said was functionally good. We screwed up and had them do the siding first and then decided we wanted the facia and soffit replaced too, which also caused rework that wasn’t their fault. Through it all, they were pleasant and professional. I know I have high standards and might be unreasonable to do construction projects for, but these guys really delivered. Areas of opportunity – I did have to chase the scheduler more than I wanted to, but when they came, they were in full force!

We had a great experience with Rock Solid Exteriors and would absolutely recommend them. Our home was not an easy siding project, but their team did a fantastic job from beginning to end. One thing that really stood out to us was their communication. Before signing a contract, we spent several weeks pricing our project with multiple companies. During that time, Levi stayed in touch without ever making us feel pressured. He gave us space when we needed it, but continued to follow up and remind us that he was there and ready when we were. He was professional, patient, and really took the time to understand the vision we had for our home. That communication continued once the project began. Joe, our onsite project manager, stayed in consistent contact with my husband, providing updates on the progress of the project and managing expectations along the way. Jeff was also there whenever a hiccup arose and helped make sure things were addressed and kept moving forward. We were equally impressed with the crew. They kept the job site clean and were always respectful while working at our home.
