Signs It Is Time to Replace Your Windows
- Fog or moisture between the panes. The seal on the insulated glass has failed and the gas fill is gone.
- Drafts you can feel around the sash on a windy day, or curtains that move with the windows closed.
- Sashes that stick, will not lock or will not stay up. Worn balances and warped frames are common on older windows.
- Heavy condensation or ice on the inside of the glass in winter.
- Soft, rotted or peeling wood frames and sills.
- Single-pane glass or storm windows still doing the work.
One or two failed windows can sometimes be handled on their own. When several show these signs, replacing them together is usually more cost-effective per window.

Window Styles for Michigan Homes
Double-hung windows
Both sashes slide up and down, and most tilt in for cleaning from inside. The standard choice for colonials, bungalows and most two-story homes in the area.
Casement windows
Hinged on the side and opened with a crank. The sash presses against the weatherstrip when closed, which makes casements one of the tightest-sealing styles, and they open fully for ventilation. Good over kitchen sinks and in hard-to-reach spots.
Sliding windows
Sashes glide side to side. Common on ranches, in basements and in wide, short openings where a double-hung would look out of proportion.
Bay and bow windows
Multi-unit windows that project out from the wall, adding light and a sill or seat inside. They take more structural and trim work, including support and a roof or cap above, so they are priced well above flat windows.
Picture and specialty windows
Fixed picture windows let in the most light with no moving parts. Awning, hopper and shaped units fill specific openings and can be combined with operating windows.
What Makes a Window Energy Efficient in Michigan
- Low-E glass. A thin metallic coating reflects heat back into the room in winter and blocks some solar heat in summer.
- Gas-filled insulated glass. Argon or krypton between the panes slows heat loss compared to air.
- Double or triple pane. Triple pane adds insulation and sound control at a higher cost; it is most worth it on cold, windy or noisy sides of the house.
- Frame and spacer design. Multi-chamber vinyl frames and warm-edge spacers reduce cold spots and condensation at the edge of the glass.
- ENERGY STAR for the Northern zone. Michigan falls in the Northern climate zone, so look for windows certified for that zone.
- The install itself. Insulating and sealing the gap around the new frame matters as much as the glass.
Insert vs. Full-Frame Replacement
Insert (pocket) replacement sets a new window inside the existing frame. It is faster and less disruptive to interior trim and exterior finishes, and it works well when the old frame is square and solid. Full-frame replacement removes the window down to the rough opening. It costs more but lets us fix rot, add insulation and flash the opening properly, and it gives you a little more glass area. We will tell you which one your windows need after we look at the frames.
What Affects the Cost of Replacement Windows
A 2026 Michigan window cost guide puts most installed windows at about $1,300 to $3,700 per window, depending on product and installation. Another Michigan guide lists vinyl double-hungs at about $1,500 to $2,400 installed and vinyl casements at about $1,800 to $2,800, with bay and bow windows adding 20 to 50 percent. These are typical published ranges, not a Rock Solid quote. Your price depends on:
- Number of windows. Whole-house projects usually cost less per window than one or two at a time.
- Brand and options: glass package, colors, interior finishes, grilles and hardware
- Style and size. Casements, bays and oversized units cost more than standard double-hungs.
- Insert or full-frame installation
- Repairs to rotted sills or framing found during removal
- Access: second-story and hard-to-reach openings

Window Replacement FAQ
How long does window installation take?
It depends on the number of windows and whether they are insert or full-frame, but most homes do not need to be vacated. We give you a schedule with your estimate.
Can windows be replaced in winter?
Yes. Each opening is only open for a short time during the swap, so heat loss is limited. Very cold days can affect sealant and scheduling, which we plan around.
Should I replace windows and siding at the same time?
If both are due, doing them together lets the window flashing tie into the new house wrap and trim, which is the best water detail you can get. We install siding too; see siding.
Do I need triple-pane windows in Michigan?
Not always. Good double-pane Low-E glass performs well in most homes. Triple pane makes the most sense on north-facing walls, near busy roads, or if comfort next to the glass is a priority.
