Roofing Old and Not-So-Old Mount Clemens Homes
Three kinds of neighborhoods, three kinds of roofs
Mount Clemens has been the Macomb County seat since 1818 and became a city in 1879. The city’s Land Use Master Plan describes a housing stock built in several booms, and each one brings its own roofing questions:
- Historic homes around Cass Avenue. The Master Plan notes that many of the city’s historic homes line Cass Avenue, built for the proprietors of the famous mineral bath industry, and that the neighborhoods north and south of Cass have the largest share of homes built before 1939. Styles range from Greek Revival and Victorian along the corridors to colonial and Prairie homes on residential streets. Expect steep slopes, dormers, porch roofs and older board sheathing that may need attention.
- Bungalows east of Gratiot Avenue and Main Street. Most housing there is modest bungalow style. Story-and-a-half bungalows often have finished attic rooms, which leaves little room for insulation and airflow and makes them prone to ice dams.
- 1950s and 1960s homes south of the Clinton River. The southwest quadrant has an enclave of mostly mid-century ranches and colonial revival homes on deep lots. Low-slope ranch roofs and attached garages are common, and many are on their second or third roof.
Across the city, most single-family homes sit on modest lots on a traditional street grid, often with mature trees close to the house. That affects everything from where the dumpster goes to how much shade and debris the roof sees.
Winter weather on older roofs
Mount Clemens sits about 3 miles west of Lake St. Clair, and like the rest of southeast Michigan it gets repeated freeze-thaw cycles each winter. Older homes tend to have less attic insulation and fewer vents than newer houses, so heat escapes into the roof, snow melts from below, and ice builds at the eaves.
